Cowes store by 69% and gas by
84%. This will save Waitrose up to
£1 m over 12 years and reduce
carbon emissions by 1,184 tonnes
per year, making a significant
contribution to the retail chain’s
sustainability commitments.
The centre will produce sufficient
surplus energy to heat up to 170
local homes. This places the East
Cowes Waitrose at the heart of its
local community and gives the store
a negative carbon footprint.

carbon-negative store at East
Cowes on the Isle of Wight.
MITIE, the strategic outsourcing
and energy services company,
has invested in, developed and
will operate an innovative off-
grid energy centre fuelled by
woodchip from local producers
in the supermarket’s own supply
chain.
the challenge
Waitrose is part of the John Lewis
Partnership (JLP), which has a
vision to create off-grid energy
centres for stores and other sites,
such as distribution centres or
farms, using biomass fuel provided
by food producers within the
Waitrose supply chain.
The challenge was to develop
a strategy to meet JLP’s
sustainability commitments,
while assuring energy security
and resilience at a time when
energy is expensive and supplies
increasingly limited.

energy strategy
MITIE’s Asset Management division,
which specialises in decentralised
energy, has developed technology
to provide East Cowes Waitrose with
secure, renewable, off-grid energy.
The energy centre will run on
woodchip biomass fuel that
is coppiced from sustainable
woodlands on the Isle of Wight. The
advanced technology produces
electricity, heating and absorption-
based cooling and refrigeration,
creating an energy-efficient and
carbon-negative store. A visitors
centre will showcase the technology.
MITIE is also developing a similar
energy centre at Waitrose’s new
store in Bracknell. This is part of
planned collaboration between
MITIE and Waitrose, which will help
the retailer achieve a 15% reduction
in carbon emissions by 2020/2021.
The joint venture is implemented by
the formation of an Energy Services
Company (ESCo). Using the ESCo
model MITIE evaluates the energy
strategy, designs and implements
the infrastructure, and operates
and maintains the system over
the contract term with no upfront
financial investment from the client.
